Two Kinds of Concrete in One Town

Bennington is unusual in this metro because the gap between its oldest and newest concrete is so wide. The original town has mid-century driveways, walks and stoops that have been in the ground for six or seven decades. A short distance away, the newer development that has arrived with the town's growth has concrete that is barely a decade old. They fail for entirely different reasons and they need different conversations.

The older slabs are dealing with age, decades of freeze and thaw, mature tree roots and, in a lot of cases, base preparation that predates modern practice. The newer ones are dealing with fill that has not finished consolidating. Neither is unusual on its own. Having both within a couple of miles is what makes working here interesting.

Newer Development

Around the newer neighbourhoods and the growth out toward the lake areas the pattern matches what we see in Gretna and west Omaha. Backfill against foundation walls consolidates, and patios, stoops and garage aprons come down with it. Owners usually notice a step at a door, or water sitting where it used to run off. Because the concrete itself is young and sound, lifting is normally the sensible economic answer here.

Original Town Properties

In the original town the calls are more often about front walks with panel lips, stoops that have pulled away from the house and driveways that have broken up at the apron. Trees are a bigger factor here than in the newer areas, so part of the assessment is working out whether a panel dropped or a root pushed the neighbouring one up, because those need opposite treatments.

Age also means we have the replacement conversation more often on this side of town. Concrete that is spalling through to the aggregate, or a walk that has broken into several pieces, is not a good candidate for lifting regardless of how much cheaper lifting is. We will tell you when that is the case.

Rural Edge Lots

Bennington sits at the edge of the built-up metro, so a fair number of properties here have longer driveways, acreage-style approaches and drainage that behaves more like rural drainage than suburban drainage. Long drives concentrate a lot of runoff, and the low point is normally where the settlement shows up. On those sites we spend more time than usual looking at where water travels before recommending anything.
