La Vista was incorporated in 1960, and that single fact shapes what we see here. There is very little pre-war concrete in this city. Instead there is a large, fairly uniform stock of driveways, walks and garage floors poured between the 1960s and the 1980s, plus a newer layer around the City Centre redevelopment and the townhome and apartment growth of the last twenty years.
Concrete from that first wave is now somewhere between forty and sixty years old. That is well within the range where a well-poured slab on stable ground is still fine, and also well within the range where a slab on marginal fill has run out of road. The difference between those two outcomes on the same street is usually water, not workmanship.
What Comes Up Most Here
Split-level and ranch homes through the older neighbourhoods off Giles Road and around 84th Street typically have narrow drives, an attached garage and a short apron. That apron takes every vehicle entry and exit and it sits on the least compacted ground on the lot. It is comfortably the most common thing we get called out for in La Vista, usually described as a bump at the garage or water running into the garage that never used to.
Garage floors themselves come a close second. A 1970s garage slab sitting on backfill inside the foundation walls, carrying two vehicles for fifty years, will eventually drop and often crack across the middle. Because these are enclosed spaces we normally recommend polyurethane foam here, since it is light, cures in minutes and lets you park the same day.
The newer density around City Centre and the 84th Street corridor brings a different set of problems: shared walks, townhome aprons and common-area concrete where the trip hazard question matters more than the appearance one. Panel lifting is generally the practical answer because it deals with the hazard without closing an access route for days.

My driveway apron has a bump at the garage. Is that a lifting job?
Almost always, yes. The apron is the short section between the driveway and the garage floor, and it sits on backfill that keeps consolidating. When it drops you get a bump on the way in and, more importantly, a threshold that now slopes water into the garage instead of away from it. Lifting the apron back to a positive slope normally fixes both.
Is fifty-year-old concrete worth lifting, or should I just replace it?
It depends on the concrete, not the age. If the slab is sound, meaning it is not spalling, crumbling or broken into many pieces, then age alone is not a reason to replace it and lifting is normally far better value. If the surface is flaking through to the aggregate, lifting makes it level and it is still failing. We will tell you which one you have.
Can you lift a garage floor without me emptying the garage?
Usually. We need vehicles out and clear access to the sections being lifted, but shelving and storage along walls we are not working under can generally stay put. Foam cures within about fifteen minutes, so most La Vista garage floors are back in use the same day.
